We request a logo of a residential/office mixed use property development in the very popular and exclusive beach-side suburb of Cottesloe in Western Australia. The property address is 3 Brixton Street, Cottesloe. The name consists of "Brixton", which is the name of the street and "6011" which is its well recognized post code/zip code.
Cottesloe is a much sought after address for living and working with very little new development in the area. It has a small town center in which this development is located, so it will have a nice cosmopolitan feel, but will always be laid back and relaxed.
This "boutique" development will house in total 13 single and double residential units and also have 6 offices and 2 shops. The architectural design has a 'beach' feel to it and yet is still very contemporary and modern.
Public Transport is a plenty providing easy access to the city center where many may work.
Property development is a conservative business, yet we need to get to young people that will want to live here. These young people will more that likely require assistance and advice from their parents in making a buying decision, so we have to reach a middle ground. Don't forget there are businesses as well, so some older clientele will be interested.
These are savvy purchasers and we need to avoid excessive graphics that will look like its a concert/rave as that would be too young a target market.
The market will be both male and female, but excessive feminine colors should be avoided.
The word "Brixton" should be a dominant element with the "6011" a sub heading.
We feel the beach aspect of the design is obvious and do not want more than this, Avoid beach cliches (shells, crabs, wave images).
The logo to be a typeface logo with a font provided for any further advertising that we do ourselves. we will use this for media advertising and hence need to ensure that it is printable in newspapers (poor quality printing).
"Brixton" should be able to be separated from "6011" as in the future we will place "Brixton" directly on the building, but will replace the "6011" with the address number "3" directly on the building to avoid address confusion, and use the font for the "6011". We will also be placing on the building the word "Brixton" with the words "work" or "live" to clearly separate the residential from the office areas for visitors, and again will most likely again use the font for the "6011" for this.
Artwork that relies heavily on graphic tools that cannot be easily transferred to a real physical sign should be avoided.
Legibility is critical. The logo will be placed on the building so use the attached image of the building to assist. A site sign will be created with this logo that will first be read from a small distance so the logo must be legible from these distant viewing points. Recommend background colors, but white is an obvious necessity.
